Status Report from Planning & Zoning meeting held 3/15/2012 6pm

Thank you to all who attended the meeting this Thursday of the Planning and
Zoning Commission. With approximately 100 people in the room, there wasn't an extra seat.

Thanks to Mike Chutz, we were permitted to speak before the commission and present our side of the story. Claudia Schalk, Michael Wright, Adam Trenk, Kerry Smith and I had an opportunity to describe, for the P&Z commissioners, why Enchanted Canyon is wrong for Cave Creek. Midway through our parade of presenters the commission chairman asked if there were any citizens who wished to speak *for* the project...none answered the call.

The points made by our speakers were:

  • Traffic impact - 2300+ trips per day from School House and Cave Creek Road to the resort on 72nd and Continental Mountain
  • Inadequacy of the roads proposed by the developer for ingress/egress
  • Lack of restrictions stated in the proposal to prevent light and noise pollution
  • Lack of restrictions stated in the proposal to ensure that the developer builds what he proposes
  • Density increase contrary to the vision of our general plan
  • Commercial zoning in a part of town specifically identified as desert rural
  • Inadequacy and risk of the planned sanitation infrastructure
  • Health risk posed to local horses by the proposed equestrian facilities
I believe the folks proposing Enchanted Canyon may have been a bit surprised by how organized and factual our presentations were. 

As for the Enchanted Canyon presenters...They were missing some key information the commission wanted. That said, I'm certain they will collect the information, polish their presentation and be much better prepared for the crucial 4/19 Planning and Zoning meeting when a vote will be taken.

In the final analysis, this is a numbers game. We cannot lose sight of this. We can develop the most polished presentations imbued with the most impressive facts, deliver them in the most convincing manner, and still fail if this particular council is not presented with a massive show of force and commitment by the citizens of Cave Creek.

Increasing our group's numbers is crucial to defeating the Enchanted Canyon resort project and preserving our Cave Creek lifestyle. Currently 107 people are on this email group. Let's increase our ranks by each of us finding one or more other Creekers supporting this cause and sending their name/address/phone/email address to mailto:creekers4cc@yahoo.com so that they, too, can be added onto this email information group. You can also forward this email on to any others who may be interested in this matter. If we each do this, our group's numbers (and thus support for our cause) will grow immediately.

Additionally, please commit to securing a promise from these folks to attend the two important upcoming meetings, P&Z on April 19 and TownCouncil on May 7, both at 7pm at town hall.
